Triplex Portfolio

The Tuvia Group sells off entire portfolio as
individual sales, maximizing profits.

Jason and his team closed on a three (3) property portfolio

located in the East LA and Boyle Heights submarkets. The

Tuvia Group covered all bases and fully marketed each triplex

as individual deals, resulting in three (3) separate sales

at $355,556 per unit and $385.26 per square foot, well above

other nearby sale comparables at the time. All the properties

were stabilized at the time of sale, which closed with a combined

cap rate ~75 bps below residential interest rates at the

time. While the properties offered near market rents, there

was a ton of deferred maintenance which the buyers on each

deal were willing to take on post closing.
