Jason and his team led a successful transaction representing both sides to ensure a smooth sale between the landlord and some of the tenants. The property was fully marketed by the team which gave the seller leverage in negotiations and closed as the second highest price per square foot in West Hollywood so far this year (through July 2024). The buyers were first time multifamily investors who saw this as an opportunity to own their rental unit while getting some income from the other units. The property sold at at a 4.47% cap rate and a gross rent multiplier of 15.59, both exceptional metrics given the investment landscape at the time.
