The Tuvia Group negotiates low tenant buyout with ongoing disputes and more.

Jason Tuvia and Nick Mejerski just closed on a ten (10) unit apartment building in the Melrose submarket of Los Angeles for $2 million or $200,000 per unit, $420.88 per square foot. There were multiple legacy tenants under Los Angeles rent control with one paying only $260, and tenants claiming habitability issues with non-payment of rent. Another tenant was seeking over $25k in damages from the Seller with ongoing housing disputes. Tuvia’s team negotiated a much lower $10k buyout to have the tenant vacate. The certificate of occupancy was another challenge as it only showed 8 out of the 10 total units. Again, Tuvia’s team persevered and negotiated with the City as there were other permits revealing a discrepancy within the City’s records.
